Insulation is not optional here

An uninsulated steel door on a Las Vegas summer afternoon radiates heat into the garage all evening. An insulated door with a higher R value keeps that heat outside, which matters if the garage holds a workshop, a gym, a freezer or a wall the house shares. Doors are described by layers. Single layer is one skin of steel and nothing behind it. Two layer adds a polystyrene board bonded to the inside. Three layer sandwiches polyurethane foam between two steel skins, and it is both the warmest and by a distance the most rigid, which matters on a wide door. One caveat before you compare numbers: published R values are measured differently by different manufacturers, so compare the construction as well as the figure. Measuring, and why the springs change too

A new door means new weight, and new weight means the spring system has to be specified to match. A door fitted on the previous door springs will be unbalanced from day one and will wear out its opener. Five measurements decide what can be fitted: the width of the opening, its height, the headroom between the top of the opening and the ceiling, the backroom running back into the garage for the horizontal track, and the side room on each side for the vertical track. Low headroom does not rule a door out, it changes the track and the spring arrangement, which is why all of this is measured before anything is ordered rather than discovered on the day of the install.

Door styles people ask for in the Valley

Raised panel is the familiar look, rows of stamped rectangles, and it suits most Valley tract elevations. Flush is a plain face with no stamping, which reads as modern without going to glass. Carriage house doors are sectional doors dressed to look like swinging barn doors, with applied strap hinges and handles and often a row of top windows. Contemporary full view doors are aluminum frames filled with clear, frosted or tinted glass. Wood look steel carries a printed or embossed grain, and it exists for a reason worth saying out loud: a real wood door is a poor choice in this climate, because ultraviolet and very dry air check and move the timber, and it needs refinishing on a schedule most owners abandon by the second year.

Windows, and what they cost you in heat

Window inserts sit in the top section and are the single biggest change you can make to how a door looks, which is why they are the first thing people add and the first thing a community association has an opinion about. The trade is thermal. Glass is the weakest point in any insulated door, so a full row of plain windows on a west facing garage gives back some of what the insulation was bought for. Insulated and obscure glazing both exist and narrow that gap, and the sensible compromise on a hot elevation is fewer, better windows rather than more of them. A cracked or fogged insert in an existing door can usually be replaced on its own without touching the section.

Replace the whole door, or just a panel?

A single panel of a garage door can be replaced, and it is always worth asking about, but it only works when three things line up. The manufacturer, the model and the embossing pattern have to still be in production, the damaged section has to be the only one, and the color of the existing door has to be close enough that a new panel does not announce itself. That third condition is where Las Vegas usually decides it: years of direct sun fade a door far enough that a factory fresh section in the correct color code can still look wrong next to it. A mismatched panel is a real outcome people regret. We will tell you plainly which case you are in, and when a bottom section with two more already creasing is money better kept.

Many Valley communities set rules on garage doors, and the ones that come up most often are color, panel style, and whether windows are permitted in the top section. The part that catches people out is the timing. Approval is normally needed before the door is ordered rather than before it is installed, and a custom color door that arrives without it is not something anyone can return. We can supply the specification for the door you are considering, the construction, the finish, the panel profile and the window layout, in the form a submission usually asks for. Read your own community rules rather than assuming, because they differ from one association to the next and we will not guess at yours.

New doors for commercial buildings and RV garages

A commercial opening is a different conversation before it is a different door. Headroom, the traffic through the bay and what sits behind the opening decide whether it takes a sectional overhead or a rolling steel door, and the answer is often not what the building started with. An RV garage door is a standard sectional scaled up until nearly every part of it changes: it is ordered to the opening rather than taken from stock, and it runs heavier springs, larger drums and often three inch or high lift track, because a fourteen foot door weighs what it weighs and the hardware has to be sized to it.

Lead time and what the day looks like

Standard sizes and finishes are usually a same day install once the door is on hand, and the waiting sits in the order rather than the work: custom sizes, custom colors and full view doors are made to order and scheduled when they arrive. On the day, the old door and its hardware come down and go with us. New track is set and squared to the opening, the sections go up from the bottom, each hinged to the one below and rollered into the track, and then the springs are wound and the door balanced by hand before any motor is connected to it. The opener is refitted or replaced last, and the reverse test is performed before we leave.

What decides the price of a new garage door

Size first, then construction, because a three layer polyurethane door and a single skin door of the same size are not close to each other. After that it is windows, the finish, and whether the opening takes a stock size or has to be ordered. Two things move the number that buyers do not expect: headroom, because low headroom means a different track and spring arrangement rather than a cheaper one, and whether the opener carries over, since a heavier door may be more than the existing motor should be asked to move. R value

A measure of resistance to heat flow. Higher is better, but manufacturers measure it differently, so compare the construction too.

Single, two and three layer

How many materials the door is built from: one steel skin, steel plus a bonded board, or foam between two skins.

Polystyrene

Rigid insulating board cut and bonded into the back of each section. The middle option on both warmth and cost.

Polyurethane

Insulating foam injected between two steel skins, expanding to fill the section. Warmer than board and far more rigid.

Headroom

The space between the top of the opening and the ceiling. It decides which track and spring arrangement the door can use.

Backroom

The clear depth running back into the garage that the horizontal track needs. Storage racks are what usually eat it.

Wind load

A door built and braced to stay in its track under a given wind pressure. It matters most on wide and exposed doors.
