What actually breaks on a garage door

Most Las Vegas service calls come down to a small number of parts: torsion springs, lift cables, cable drums, rollers, hinges, the track the door runs in, and the opener. The most common single repair on that list is a broken torsion spring. The most useful thing to understand about all seven is that the springs lift the door and the opener does not: the opener only moves a load the springs have already balanced. That is why a spring failure presents as an opener that strains, hums and quits, and why replacing the opener at that point fixes nothing. Each part is a separate repair with a separate cost and a different urgency. A frayed cable can wait a day. A broken spring cannot, because the door is now several hundred pounds of dead weight held by nothing.

Start with the symptom, not the part

You can usually tell what is wrong with a garage door from what it is doing, because each of those seven parts fails in its own recognizable way. A bang followed by a dead door is a spring. A door that sits crooked on one side is a cable off its drum. A door that starts down and reverses straight back up is almost always the photo eye sensors near the floor rather than anything mechanical, and it is the most common reason for a door that will not close. The result is that doors here tend to fail from wear rather than from age alone, and a door that gets a yearly tune-up will usually outlast one that does not by years. Two local details do the rest. Repair or replace, and how we decide

The test is simple: sound panels and a straight track means repair. Most of what fails on a garage door is a part rather than the door, and most of those repairs are finished on the same visit that diagnoses them. Replacement becomes the better spend when panels are bent through rather than dented, when the door has pulled away from its frame or the frame itself has moved, when the sections are discontinued and one damaged panel cannot be matched to the rest, or when the parts bill starts to approach the cost of a new door. We will tell you when a repair is not worth doing. We would rather say so on the first visit than sell you a repair we expect to be called back to.

What to do before we get there

The safest thing you can do is stop using the door. Do not run the opener on a door with a broken spring or a broken cable, because the motor drags the door crooked and turns a one part repair into a panel repair. Leave an off track door exactly where it is, keep people and vehicles from underneath it, park on the driveway and use the side entry. If you need the door open by hand, do it only with the door fully closed: pull the emergency release cord, which disconnects the trolley from the opener, then lift evenly with both hands. Pulling that cord on a door that is part way up releases the whole weight at once, and that is how people get hurt.

What decides the cost of a garage door repair

What a repair costs comes down to which part failed, how many of them, and whether the door is a single or a double. A spring, a cable set, a roller set and an opener drive are four different jobs at four different prices, which is why a number quoted over the phone before anyone has seen the door is a guess. The variable most people do not expect is whether the door was run after the failure: a cable that has come off its drum is a short repair, and the same door run five more times is a bent section. The parts, by name

Torsion spring

The wound steel spring on the bar above the opening. It carries the weight of the door so the opener only has to move a balanced load.

Lift cable

The steel cable running from the bottom corner of the door up to the drum. It is what actually pulls the door up.

Cable drum

The grooved wheel at each end of the shaft that the lift cable winds onto. If a cable jumps a drum, the door goes crooked.

Roller

The wheel on a stem that sits in the track at each hinge. Steel rollers rattle as they wear, nylon rollers thump once they go flat.

Hinge

The bracket joining one panel to the next and holding a roller stem. A cracked hinge lets a section move out of line and bend.

Track

The steel channel the rollers run in: vertical beside the opening, curving at the top into the horizontal track under the ceiling.

Photo eye

The pair of sensors a few inches off the floor on each side. If they cannot see each other the door will not close, by design.

Trolley

The carriage that travels along the opener rail and pulls the door. The emergency release cord disconnects the door from it.
