Commercial Garage Door Repair and Installation in Las Vegas
A commercial door that will not open is a business that cannot trade, and the doors that do that job are not the door on a house. A warehouse bay, a loading dock, a service shop and a self storage building each run a different machine, with different parts and different failure patterns, and the first useful thing is knowing which one you have. Prestige repairs, services and installs commercial doors and the operators that drive them across the Las Vegas Valley, on single bays and on whole multi door sites, licensed in Nevada as 0091256 C-3D.

Signs you need this
- A roll up door is stuck half open and the bay is out of use
- The door is slow, noisy or drifting out of square
- A commercial opener has failed under daily cycling, or trips out on hot afternoons
- A dock door has been struck by a truck or a forklift and is out of alignment
- The doors on a multi door site have never been put on a service schedule
The doors a Las Vegas business actually has
Five kinds of door cover almost every commercial building in the Valley. A sectional overhead door is panels running on horizontal track, the heavy duty version of the door on a house, and it is what most service bays and shops have. A rolling steel door is a curtain of interlocking slats that coils onto a barrel above the opening, with no track running back into the building, which is why warehouses and loading bays use it. A sheet door is the lighter single corrugated sheet on self storage units. A high speed door is fabric or rubber and is specified for how fast and how often it cycles rather than for strength. A fire rated rolling door looks much like a rolling steel door and is held open by a release device so it can drop closed on an alarm.
Commercial doors fail from cycles, not years
A warehouse door can see more cycles in a month than a household door sees in a year. Springs, bearings and openers on commercial doors are consumables, and planning for their replacement is cheaper than discovering it during business hours. Every one of those parts carries a cycle rating rather than a year rating, so a dock door that opens for every delivery uses that rating up in a fraction of the time a quiet back bay does, and two identical doors on the same building can be years apart in real age while sharing a date of installation. The practical consequence is that a service interval on a commercial site is set by the counter, not the calendar, and a site walk is what establishes where each door actually sits in its life.
Loading bays and dock doors
A dock door gets hit. Trailers back into it, forklifts clip it and pallets catch the bottom of it, so guards, bumpers and the lowest panel or slat are the parts that wear out first, and a door that has taken a strike usually shows it as binding in the guides or the track long before anything looks bent. A dock door sitting out of square costs money all day, because conditioned air goes out and dust comes in through a gap nobody notices while the door still works. We service the door, its track or guides, its springs, its bottom bar and its operator. Dock levellers, pit equipment, vehicle restraints and dock seals are a separate trade, and we will tell you so rather than quote for them.
Self storage sites
Self storage is mostly sheet doors and mini warehouse doors: a single corrugated panel rolling onto a small barrel, with a spring tube inside it, and a latch and lock hasp at the bottom. They fail in a pattern of their own because of how they are used. A unit door can sit untouched for a year, so the guide dries out, grit packs the bottom of the channel and the latch stiffens, and then a tenant forces it and bends the sheet or pulls the latch out of the curtain. Servicing a site means going door by door in one visit, freeing and lubricating guides, checking spring tubes and replacing latches and locks, which costs less per door than being called out to them one at a time.
High speed and fire rated doors
These two are specified for what they do rather than for how strong they are. A high speed door is a fabric or rubber curtain on a roller, chosen by how many times an hour it cycles and how much conditioned or filtered air it keeps where it belongs, and it is a genuinely different machine from a roll up door, with a different drive and different safety devices. A fire rated rolling door is held open by a release device tied into the fire alarm and drops closed under its own weight when that device lets go. NFPA 80, the standard that governs fire doors, requires that drop to be tested annually and the door reset by a qualified party, and that test is separate work from ordinary door service. Call us with what you have on site and we will tell you plainly what we can and cannot do on it.
The motors that drive them
The motor on a commercial door is called an operator, and there are three kinds. A jackshaft operator mounts beside the shaft and turns it directly. A hoist operator is a jackshaft with a manual chain hoist built in, so the door still moves in a power cut. A trolley operator runs the door along a ceiling rail. Which one is right comes down to the door type, the track and what the door has to do when the power is off, and all three are rated by how many cycles an hour they can run. We service doors and operators of all makes, Overhead Door, Raynor and CHI among them, and the sizing, repair and replacement of commercial door operators has a page of its own.
Keeping the bay open while we work
The question a business actually asks is not what it costs but how long the bay is shut. Where we can, work is scheduled around trading hours, early, late, or on a day the dock is quiet. On a multi door site we work bay by bay so the rest of the row keeps running rather than closing the whole building at once. If a door cannot be finished the same day, because a section or a curtain has to be ordered in, we secure the opening before we leave and tell you when the part lands. Call (725) 485-3587 and tell us when your bays are busy, and we will work to it where the job allows.
Residential doors on commercial property
Plenty of commercial accounts are running household style sectional doors. Office parks, HOA and multifamily garages, gated community entries and property management portfolios all have doors that are residential in every mechanical sense, with the same torsion springs, cables, rollers and openers as a house, while the paperwork, the scheduling and the reporting are commercial. That combination is where a lot of buildings fall between two suppliers, because a residential company will not invoice an account and a heavy commercial outfit is not set up for a seven foot door. The door is a residential job, the account is a commercial one, and we handle both, including a run of identical doors across a property in one visit.
RV and oversize doors on commercial lots
Fleet bays, coach storage facilities and RV service shops run 12 to 16 foot doors on commercial buildings, and that size changes the parts rather than the principle: heavier springs, larger drums, often three inch track rather than two inch, and an operator sized to the finished door instead of a household unit stretched to reach it. We install and service those doors on commercial lots as well as on houses, and the sizing detail lives on the RV door page.
What decides the cost on a commercial door
Four things move the number. The type and size of the door, because a slat curtain, a sectional and a sheet door are different amounts of material and different amounts of labor. Whether the part is a consumable at the end of its cycle life or damage from a strike, which is the difference between a planned replacement and a rebuild. Whether the operator is rated for the traffic it is actually getting, because putting the same light duty unit back on a busy dock buys a season and no more. And access: the height of the opening, whether a lift is needed, and whether the work has to happen outside trading hours. The inspection is free, there is no trip fee, and the price is confirmed before any work starts.
Commercial door types, and how each one fails
| Door type | Where you see it | How it usually fails | Where to read more |
|---|---|---|---|
| Sectional overhead | Service bays, shops, fleet garages, multifamily parking | Springs at the end of their cycle life, rollers, cables, a bent bottom section | See the garage door repair and spring repair pages |
| Rolling steel | Warehouses, loading bays, self storage corridors | Counterbalance springs inside the barrel, bent slats, packed guides | See the rolling steel doors page |
| Sheet door (self storage) | Storage units, sheds, small mini warehouse bays | Dry guides, stiff latches, a sheet bent by being forced | See the rolling steel doors page |
| High speed | Cold stores, clean areas, high traffic interior openings | Curtain damage, drive and control faults, worn photo cells | Call us with the make and the opening size |
| Fire rated rolling | Fire separations, corridors, openings in rated walls | Release devices, governors and guides, usually found when the door is drop tested | Ask us what we can and cannot do on yours |

What commercial garage doors costs
We publish what we can stand behind rather than a number that changes when somebody sees your driveway. What garage door repair costs in Las Vegas sets out what actually moves a price on this kind of job, and every offer we run is on one page with its conditions printed beside it. For work at this size, financing is available and the terms are explained before anything is signed.
Either way the inspection is free, there is no trip fee, and you get the price before any work starts. If a quote you already have looks wrong, a second opinion costs nothing.

Common questions
Can you work outside business hours?
Call (725) 485-3587 and we will work out a window that keeps your bay open during trading hours where we can.
Do you handle self storage facilities?
Yes, including multi door servicing across a site. Storage doors are worked door by door in one visit, freeing and lubricating guides, checking spring tubes and replacing latches and locks, which costs less per door than separate call outs. Tell us how many units are affected and we will plan the visit around it.
What is the difference between a sectional door and a rolling steel door?
A sectional door is made of hinged panels that run on horizontal track back into the building. A rolling steel door is a curtain of interlocking slats that coils onto a barrel above the opening, with no track behind it. The practical difference is space and repair: a sectional needs ceiling room and is repaired panel by panel, while a rolling door needs almost none and is repaired slat by slat. The counterbalance springs on a sectional sit visibly above the opening, and on a rolling door they sit inside the barrel where you cannot see them.
How often should a commercial garage door be serviced?
By cycle count rather than by the calendar. A door that opens for every delivery may need servicing several times a year, while a back bay that opens twice a week goes a year comfortably, and the honest answer for your building comes from counting cycles rather than from a rule of thumb. A site walk sorts the doors into due now, due soon and fine, which is what most sites actually want.
My roll up door is suddenly heavy. What is wrong?
Almost always the counterbalance springs inside the barrel have lost tension or one has broken. Because they sit inside the barrel there is nothing visible to see, so a sudden change in weight is the symptom rather than a broken part you can point at. Stop using the motor or the chain hoist, because forcing a door in that state burns out the operator or jumps the hoist chain, and call (725) 485-3587.
Can you service every door on a multi door site in one visit?
Usually, and it is the cheaper way to do it. We work bay by bay so the site keeps trading, and the visit ends with a list of which doors were serviced, which need parts and which are near the end of their cycle life. Sites with a lot of doors are normally planned in advance so the busiest bays are done at the quietest hour.
Do you repair loading dock doors?
Yes, the door and everything that moves it: the curtain or the sections, the guides or track, the springs, the bottom bar and the operator. Dock doors take strikes, so the bottom section, the guards and the alignment are what we look at first. Dock levellers, pit equipment, vehicle restraints and dock seals are a separate trade, and we will say so rather than quote for them.
How much does commercial garage door repair cost in Las Vegas?
It depends on the type and size of the door, whether the part is a worn consumable or strike damage, whether the operator is rated for the traffic it is getting, and what access the opening needs. The inspection is free, there is no trip fee, and the price is confirmed with you before any work starts. Call (725) 485-3587 and we will look at the door before anyone talks about a number.
Can you install a new commercial door in an existing opening?
Yes, and the opening usually decides more than the door does. Headroom, side room, the condition of the jambs and the depth available behind the opening are what determine whether a sectional, a rolling steel door or a sheet door is the right answer, which is why a new commercial door is measured on site rather than picked off a page. If the opening is out of square from a strike or from slab movement, correcting that is part of the job.
