No. The spring carries the weight of the door, so with it broken the opener is trying to lift the whole thing on its own and the door can come down hard. Do not try to raise it by hand and do not keep pressing the button. Leave it closed, keep everyone out from under it, and call us.

How long are garage door springs supposed to last?

They are rated in cycles rather than years, and a standard set is built for about ten thousand trips up and down. A busy household gets there in roughly seven years and a quiet one can stretch it past fifteen. Peccole Ranch was built from the mid 1980s into the mid 1990s, so an original set that has never been touched is long past what it was rated for, whether or not it has given any trouble yet.

One side of my door lifts before the other. What is that?

That is almost always a lift cable: frayed, slack, or jumped off its drum. The door is being pulled unevenly, which wears the track and can bring the door out of square. It is worth a same day look, because the next stage is usually the door coming off the track entirely.

The door came off its track. Can I push it back on myself?

Please do not. Once it is off, the door's weight is resting on whatever it caught on, and pushing or lifting it is how people get hurt or turn a repair into a new door. Do not run the opener again either, not even to test it. Leave it exactly where it is and we will get it back on the track with the door properly supported.

The opener runs but the door barely moves. Is the motor dying?

Maybe, but check the simpler answer first. A motor that runs while the door hardly shifts is usually a stripped drive gear or a disconnected trolley, and sometimes the door itself is out of balance and the motor is losing the argument. A technician can tell which in a few minutes, and the repair is very different in each case.

My opener is from the nineties. Is it worth fixing?

Often yes, and sometimes no. Plenty of the first generation units still in ceilings on the later Peccole Ranch streets will take a new gear, a capacitor or a board and run on. It stops being worth it when the parts are obsolete, when two things fail at once, or when the unit is old enough to have no photo eye sensors at the floor. We will tell you which side of that line yours is on before you decide.

How often should I get the garage door serviced?

Once a year suits most doors, and it is the kind of thing worth booking rather than remembering. Desert dust gets into the rollers and the guides and dries out the grease faster than a milder climate would. In a community carrying two generations of hardware, an annual look is also how you find out whether your door is on extension springs or torsion before something breaks and the answer suddenly matters.

Should I repair my old door or just replace it?

Panels and frame decide it. Sound panels with worn hardware is a repair every time, while split panels, a rusted bottom section, or repeated trips off the track point the other way. Do you work on commercial doors, or just houses?

Both. Commercial doors get a different class of operator and a different maintenance rhythm, because they cycle all day.

Do you fix roll up and rolling steel doors?

Yes, both the light roll ups on storage and service buildings and the heavy rolling steel curtains on loading bays. Typical calls are a bent bottom bar, slats out of the guides, a curtain that stops partway, or a counterbalance in the barrel that has lost tension. The barrel is under load, so that part is not a do it yourself job.

Can I get a taller door put in for an RV?

Sometimes, and the measurements decide it. Most bays here were framed in the 1980s and 1990s for a standard two car door, so extra height usually means changing the opening, which is structural work before it is door work. Changing the opening also changes the front of the house, so the master association gets a say, and your own board does too if you are behind one of the ten gates.

What does it cost to have someone come out and look at it?

There is a $0 trip fee, and the inspection is free. A technician comes out, cycles the door, checks the balance, springs, cables, rollers, track and the opener, and tells you what is wrong and what it would take to put right. You get that price up front and you decide from there.

My neighborhood is gated. Does that change anything?

Only the scheduling. Ten of the twenty-two Peccole Ranch neighborhoods are gated and each admits a service vehicle its own way, by guard, by callbox or by an association code. Tell us the neighborhood name when you call and we will sort the entry out before the technician is at the gate rather than after.

How old are the garage doors in Peccole Ranch?

Thirty to forty years where they are still original. The community was built from the mid 1980s into the mid 1990s, and ZIP 89117 records 32 percent of its housing as 1980s and 42 percent as 1990s. That is the window where a door is usually on its second or third set of springs.

Do I need approval to replace a garage door in Peccole Ranch?
