When the door will not open and you need to get out

In most of the valley a garage door that will not open is an inconvenience. In an age restricted community it is more often the difference between keeping an appointment and missing one, and that is worth having a plan for rather than working out on the day.

The single most important thing to know is that a door with a broken spring is not a door you should try to lift. The springs carry the weight, not the opener, and when a spring lets go the door is suddenly as heavy as it really is, which on a double door is well beyond what it is safe to handle by hand. If the door is part way up it can also come down. Leave it where it is and call.

Each bay is worth judging on its own rather than assuming the pair are in the same shape, which is why we inspect and quote them separately.

That is usually a cable off its drum or one that has frayed and slipped, and it can also be a broken spring on one side of a two spring setup. Either way the load is uneven and the door can drop. Leave it alone, keep cars and people out from under it, and do not try to hook the cable back on: it is under tension even when the door looks still.

My opener runs but the door does not move. Is the motor dead?

Not necessarily. On chain drive units the plastic drive gear strips, so the motor spins happily while nothing else does, and that is a part rather than a whole new opener. The simpler version is that the trolley has been left disconnected by the red release cord. We check both before anyone talks about replacing the unit.

My door came off its track. Can I just push it back on?

Please do not. Once a door is off the track its weight is sitting where the hardware was never meant to hold it, and pulling on it or running the opener usually bends rails and panels that were still fine a minute ago. Switch the opener off at the wall, keep everyone from under the door, and call.

How often does a garage door need servicing around here?

Once a year suits most homes in the valley. A tune up covers balance, track alignment, tightening, lubrication and the safety reverse test. Desert grit gets into rollers and hinges and the sun stiffens the weather seal, so that yearly visit does real work in this climate. On the golf course streets, where irrigation runs close to the driveways, the bottom brackets and the lower cable ends deserve a closer look than the calendar alone would give them.

My door is original to the house. Should I repair it or replace it?

It depends on the door, not only its age. Del Webb built here between 1989 and 2002, so a lot of these doors are original, and many of them are sound panels that want nothing more than fresh springs, rollers and seals. Replacement makes more sense when the bottom section is rusting through, the stiles are cracked, or the same door keeps coming back on the list. We will tell you which we think it is and price both, upfront, before you choose.

Do you only do houses, or commercial doors too?

Both. Inside Sun City Summerlin the commercial side is mostly association property rather than industry: buildings such as the Mountain Shadows and Desert Vista community centres run commercial doors and commercial operators instead of residential ones. Those are rated for a different duty cycle and maintained on a different schedule, and we cover them 24/7 the same as an emergency at a house.

Do you work on RV garage doors?

Yes, although there are not many of them in this community. These plans were drawn around two car garages and, in some cases, a narrow golf cart bay, so a tall RV height opening here is unusual. If you have one, or you are thinking about adding one, the first three questions are headroom above the opening, backroom behind it, and whether the header can carry a taller opening at all.

What is a roll up door, and do I have one?

Probably not, if you are looking at a normal driveway here. A roll up or rolling steel door is a curtain of slats that coils onto a barrel above the opening rather than panels that fold back along ceiling tracks. They belong on commercial and storage openings, which in this area means the association's buildings rather than the homes around them.

Can I control my garage door from my phone without buying a new opener?

Often, yes. If your current opener is in good order and has a compatible safety sensor setup, a retrofit controller adds phone control, alerts and a schedule without replacing the motor. Units from the 1990s are the ones most likely to need replacing instead, and we will tell you which camp yours is in before you commit to anything.

What does it cost to have somebody come out and look at it?

Nothing to get us there. There is a $0 trip fee and the inspection is free, so having a door checked while it still works costs you time and no more than that. If work is needed you get an upfront price before it starts, and financing is available on the bigger jobs.

My garage door will not open and I need to get to an appointment. What should I do?

If you heard a bang and the door will not move, that is almost always a broken spring. Do not try to lift it and do not pull the release cord: the springs carry the weight of the door, and with one broken the door is as heavy as it really is. Call us and we will tell you the soonest window we can be there. If it is a power cut rather than a spring, the red release cord disconnects the door from the opener so it can be moved by hand.

Can you make the opener quieter? The garage is next to a bedroom.

Usually, yes. A chain drive opener carries its noise through the structure, and in a single story plan the garage wall is often a bedroom wall. A belt drive unit is materially quieter and is the change most people notice most. There is a headroom question to settle first, because a single story plan has less room above the opening, and where there is not enough a jackshaft opener mounted beside the torsion bar does the same job from the wall.

I have a golf cart bay I hardly ever use. Does it still need looking at?

Yes, and it is the one most often missed. A torsion spring ages under tension whether the door moves or not, so a cart bay door opened twice a month since the 1990s can be closer to failure than the main door beside it. We inspect and quote each bay on its own rather than assuming they are in the same condition.
