The useful part is that each of those leaves a different fingerprint. A door that opens at the same minute every evening is doing something very different from a door that reopens two seconds after touching the floor. The tests that separate them take ten minutes and cost nothing. Here is how to run them, and where the line sits between a job you can finish yourself and one worth handing over.
What is happening when a garage door opens by itself
Almost every case falls into one of two groups. In the first, the opener is getting a real command it should not be getting: a stuck button, a damaged low voltage wire, or a remote on a code somebody else can copy. In the second, the door is closing normally and then reversing because its own safety system told it to. The two look identical from the kitchen window and have nothing in common under the cover. Work out which one you have first.
A stuck wall button, the most common reason a garage door opens by itself
The wall button is a momentary switch on two low voltage wires running back to the opener. Anything that closes that circuit sends the same command the button sends. Dust packed behind the contact, a cracked housing, or a staple pinching the wire inside the drywall will all open the door with nobody near it. An outdoor keypad gets there another way: most are wireless, so a key stuck down after a monsoon storm transmits a signal rather than shorting a wire. Valley heat matters too: a garage past 120 degrees in late summer bakes the insulation on stapled wire until two conductors touch.
A neighbor on an old fixed code
Openers built before the mid 1990s used a fixed code set by a row of tiny DIP switches. Most had 8 to 12 switches, a few hundred to a few thousand codes for a whole city. On a street built in one wave, which describes a great deal of Las Vegas, two houses can land on the same code. Your door then answers the neighbor's remote every time they come home. A rolling code opener changes its code on every press, so a neighbor's remote cannot trigger it. The fix is usually a receiver or opener upgrade, not a repair.
When a garage door opens by itself right after closing
A door that reaches the floor, or nearly, and then runs straight back up is not getting a phantom command. It is auto reversing. The opener watches the photo eye beam across the opening, and it watches its own force feedback. If either reports an obstruction while the door is closing, the opener has to reverse and run the door fully open. Desert dust on a lens, a sensor knocked out of line by a trash can, afternoon sun on the receiving eye, or a hose in the beam all do it.
Limit and force settings, and how they drift
If the beam is clear and both sensor lights are on and steady, the close travel limit or the close force setting is next. The opener has to know where the floor is. If the close limit is set past the floor, the unit keeps driving after the door is down. It reads that resistance as an obstruction and sends the door back up. The adjustment screws are on the opener housing and are usually labeled, so move them in small steps. Stop if you find yourself winding the force up a long way to hold the door down. That is covering for a mechanical problem and switching off a safety feature to do it.
How to tell a haunted door from a shorted button
This is elimination, and it costs nothing but patience. Pull the batteries out of every handheld remote. A built in car button has no battery, so park that car out of range or erase the button. Watch the door for a day. If it still opens on its own, radio is not your problem. Next, unplug the opener, take the two wall button wires off its low voltage terminals, and plug it back in. If the door finally holds still with those wires off, the fault is the button or the wire behind it, not the motor and not a ghost.
When to call someone, and what is safe to do yourself
Wiping photo eye lenses, realigning a sensor by hand, changing remote batteries and nudging a limit screw are all reasonable homeowner jobs. A fair share of these problems end right there. Tracing a short inside a wall, replacing a logic board, or swapping a fixed code opener for a rolling code unit is where a technician earns the call. Anything involving the springs or the lift cables is not a DIY job at any skill level. A torsion spring holds several hundred pounds of stored energy with the door flat on the ground, and it does not care how careful you are.
